Fort Worth Property Management

What Does a Property Management Company Do?

Property Management Companies are like financial advisors for your real estate investment.  Much like a financial advisor, Property Management Companies take on the oversite of your property investment, ensuring that it is well-care for, profitable, and performing at its best.  Additionally, Property Management Companies advise their clients about any changes or improvements that could increase the property’s value and ROI.

There are many reasons property owners hire Property Management Companies to oversee their investment.  Some don’t have the experience to manage the property or deal with tenants.  Other’s simply don’t have the time, and some may not even live in the area making it more difficult to deal with maintenance, repairs, and rent collection.

Many Property Management Companies offer similar services, but not all Property Management Companies are the right fit for you.  Some Property Management companies specialize in a particular type of property.  And some may offer services better suited to experienced property investors instead of those who are venturing into the world of property management for the first time.

In general, property management companies:

  • Have the expertise necessary to ensure you adhere to local, state and federal landlord/tenant laws
  • Know how to market a property and fill vacancies quickly and efficiently
  • Have access to the tools necessary to accurate screen applications
  • Ensure all paperwork is correctly filled out and signed to avoid any potential legal issues
  • Collect rent, security deposits, fees, and deal with any delinquencies
  • Provide month and year-end financial reports
  • Ensure all maintenance and repairs are handled cost-effectively and on time
  • Manage expenses to increase your ROI
  • Oversee and deal with any arising legal issues, such as evictions
