What Does a Property Management Company Do?
Owning real estate for investment purposes can often be time-consuming and overwhelming, particularly if you are new to the real estate investment world. Many owners hire property management companies to oversee a property investment on their behalf. There are several reasons why a property owner may hire a property management company. Some don’t have the time or experience to manage the property and deal with tenants. Some don’t live in the area and can’t manage a property long distance. And others simply don’t want to deal with anything other than depositing the rental check every month.
So what exactly does a property management company do? Many property management companies offer similar services, but it’s important to know exactly what a specific management company offers to ensure you have access to the type of services you and your property require. In general, property management companies:
- Expertly know local, state and federal landlord/tenant laws
- Market and fill vacancies
- Screen Applicants
- Collect rent, security deposits, fees, and deal with any delinquencies
- Provide monthly and year-end financial reports
- Handle maintenance and repairs as needed
- Manage expenses
- Oversee and deal with any arising legal issues, such as evictions
