Owner Criteria & Home Standards

At Covenant DFW Rent Houses, we are a boutique, family-owned firm specializing in the management of high-end single-family homes. Our approach is selective by design—we partner only with property owners who share our commitment to quality, responsiveness, and respectful tenant relationships.

What We’re Looking For:

We exclusively manage homes that rent for $2,300/month or more, located in highly desirable neighborhoods throughout the DFW Metroplex. We do not accept properties that are in poor condition or owned by investors unable to maintain financial responsibility for major repairs. Minor cosmetic flaws may be acceptable, but the home must be structurally sound, clean, safe, and well-maintained.

We seek partnerships with financially stable owners who understand the value of proactive property care and communication. Our tenants meet strict qualification standards, and we expect the properties we manage to match that same level of excellence.

Before We Can Lease Your Home:

To maintain our standards and ensure a smooth leasing process, all new homes must meet the following requirements before a tenant moves in:

  1. Utilities (water and electric) must remain on while the property is vacant and being shown.
  2. Lawn care, including flower beds, must be maintained consistently. We can assist with vendor referrals if needed.
  3. Pool service must remain active (if applicable).
  4. Professional photography is required for marketing. We can coordinate this for you—great photos reduce vacancy time.
  5. Professional cleaning must be completed before the tenant’s move-in.
  6. The home must meet Texas Property Code standards, including rekeying the locks to our system.
  7. New air filters must be installed, and the HVAC system must be in excellent working condition.
  8. Owners must be willing to communicate promptly with our team via phone, text, or email when needed.

We take pride in treating our tenants with respect, and we expect the same care and professionalism from our owner clients. A well-managed home creates long-term value for both the tenant and the investor.
