All non-emergency maintenance requests must be submitted through your secure tenant portal. This ensures we receive your request promptly and allows us to track progress, assign vendors, and keep you updated every step of the way.

Steps to submit a request:

  1. Log in to your tenant portal from the DFW Rent Houses website.
  2. Click on the “Maintenance Request” or “Submit Maintenance” button.
  3. Provide a detailed description of the issue.
  4. Upload photos if needed to help us better understand the problem.
  5. Select your preferred times for vendor access (if applicable).
  6. Submit your request and check back for updates.

Once your request is submitted, it will be reviewed by our maintenance team, and a work order will be created and assigned to a trusted vendor.

Response Time and What to Expect

Our goal is to respond to maintenance requests as quickly as possible, based on the urgency of the issue. Most requests are acknowledged within one business day and scheduled within a few days, depending on vendor availability.

General maintenance response times:

  • Emergency requests: Within 24 hours
  • Urgent issues (no A/C in summer, plumbing backups): 1–2 business days
  • Routine maintenance (minor leaks, appliance issues): 3–5 business days

Our vendors will contact you directly to schedule service and coordinate access. If you’re not home during business hours, you may grant permission to enter through your portal to avoid delays.

What Qualifies as Emergency Maintenance?

Certain issues require immediate attention to prevent property damage, safety risks, or loss of essential services. If you experience an emergency, do not use the online portal—call our 24/7 emergency maintenance line instead.

Examples of emergency issues:

  • No heat in winter or no A/C in extreme summer conditions
  • Active water leaks or flooding
  • Sewage backup
  • Gas smell or suspected gas leak
  • Electrical sparks or power outages affecting major systems
  • Fire or smoke damage (after 911 has been called)
  • Broken exterior doors or windows that compromise security

When calling the emergency line, be ready to provide your name, property address, and a clear description of the issue.

Tenant Responsibilities

While DFW Rent Houses handles most maintenance and repairs, tenants are responsible for basic upkeep and for reporting issues promptly. Delaying a report may result in additional damage—and potential charges.

Tenants are expected to:

  • Replace lightbulbs, batteries, and air filters (if applicable)
  • Keep the unit clean and free of safety hazards
  • Avoid flushing items that can clog toilets or drains
  • Report pest problems at the first sign
  • Submit maintenance requests in writing unless it’s an emergency
  • Provide access to vendors for scheduled repairs

If damage is caused by misuse or neglect, tenants may be responsible for the cost of the repair. We’ll always notify you in advance if charges will be applied.

Preventing Maintenance Issues

  • Keep HVAC filters clean to improve performance

Once the repair has been completed, we encourage you to:
