This threshold allows us to take care of minor repairs promptly—such as fixing a leaky faucet, replacing a broken light fixture, or clearing a clogged drain—without delays or additional back-and-forth.

These small fixes help maintain tenant satisfaction and prevent minor issues from becoming more costly problems down the line.

When We Contact You for Approval

If a repair or service request is expected to exceed your maintenance approval limit, we will contact you before authorizing the work. In these cases, we’ll provide:

  • A description of the issue
  • A vendor estimate or quote (when available)
  • Our recommendation on how to proceed
  • The potential impact of delaying the repair

You’ll have the opportunity to approve, deny, or request alternate solutions, and we’ll keep you informed throughout the process.

Exceptions to Pre-Approval

In certain situations, we may move forward with a repair even if the cost exceeds the limit—typically only when there’s an emergency or health and safety issue that must be addressed immediately. Examples include:
