That’s why many of our rental homes in Arlington, TX, and the surrounding areas are pet-friendly—with clear guidelines in place to ensure that both tenants and property owners have a positive experience. If you’re planning to move in with your furry friend, this page will help you understand our pet policy, including which pets are allowed, what documentation is required, and what fees may apply.

Our goal is to create safe, comfortable rental homes that accommodate responsible pet owners while protecting the property and respecting neighbors.

Are Pets Allowed?

Most properties managed by DFW Rent Houses allow pets, but the specific policy can vary by property. Some homes may have restrictions based on the preferences of the property owner, HOA rules, or local ordinances.

Before applying, please review the listing for the specific home you’re interested in to confirm whether pets are accepted. If pets are allowed, the listing will also mention:

  • Maximum number of pets permitted
  • Acceptable pet types and breeds
  • Applicable pet fees or deposits

If you’re unsure, our leasing team can confirm the pet policy for any property.

Types of Pets Accepted

Generally, the following pet types are accepted at pet-friendly properties:

Dogs and Cats

  • Must be non-aggressive breeds
  • Limit of 2 pets per household unless otherwise noted
  • Must be fully house-trained and up to date on vaccinations
  • Breed restrictions may apply (see below)

Small Caged Animals

Pets like hamsters, guinea pigs, and rabbits may be allowed if kept in secure, clean cages and do not create odor or noise disturbances.

Fish and Aquariums

Aquariums are allowed up to a maximum of 20 gallons, as long as they are safely installed and maintained.

Restricted Breeds

While we love all dogs, some breeds may not be allowed due to insurance limitations or owner preferences. These may include:

  • Pit Bull Terriers
  • Rottweilers
  • Dobermans
  • Chows
  • German Shepherds
  • Any dog with a known history of aggression

We evaluate each situation individually and may require additional documentation or behavior assessments for certain breeds or mixed-breed pets.

Pet Screening Process

To help us manage pets responsibly and maintain a positive environment for all residents, we may require a pet screening process for all animals.

This process helps us:

  • Verify the breed, size, and health of your pet
  • Confirm vaccinations and spay/neuter status
  • Document emergency contacts and pet photos
  • Evaluate behavior and training history (for dogs)

You’ll be asked to complete pet screening as part of the application process if the property allows pets.

Pet Fees and Deposits

If your application includes a pet, you will typically be required to pay the following:

  • Non-refundable pet fee (amount varies by property)
  • Monthly pet rent (usually between $25–$50 per pet)
  • Pet deposit (in some cases, refundable if no damage occurs)

These fees help cover the added wear and tear that can come from pets and ensure the property remains in good condition.

Please note that these fees do not cover pet damage. Tenants remain financially responsible for any damage caused by pets, including carpet replacement, yard repair, or pest control beyond normal wear and tear.

Responsibilities of Pet Owners

We welcome responsible pet owners who care for their animals and respect their neighbors. As a tenant with pets, you agree to:

  • Keep pets leashed in common areas or outside
  • Clean up after your pet immediately, including in shared outdoor spaces
  • Prevent excessive barking or disturbances
  • Avoid leaving pets unattended for extended periods
  • Maintain your pet’s vaccinations and health records
  • Promptly report any pet-related damage or issues

Failure to follow the pet policy can result in lease violations, additional charges, or potential removal of the pet from the property.

Assistance Animals

We fully comply with all federal, state, and local laws regarding assistance animals. These animals are not considered pets under Fair Housing law and are not subject to breed, size, or pet fee restrictions.

If you have a service animal or emotional support animal, please let us know during the application process. You may be asked to submit:

  • Documentation verifying the need for the animal
  • Confirmation that the animal is well-behaved and not a safety risk
  • A signed assistance animal agreement

We will review your request and supporting documents in accordance with Fair Housing regulations.
