At DFW Rent Houses, we want your move-out experience to be as smooth and stress-free as your move-in. Whether you’re relocating, upgrading, or ending your lease for another reason, following this move-out checklist will help ensure everything goes smoothly, protect your security deposit, and keep your rental history in great shape.
This guide is for tenants currently living in one of our properties in Arlington, TX, or the surrounding areas.
Step 1 – Submit Written Notice
Your lease requires that you submit written notice of your intent to vacate, typically at least 30 days before your lease ends. Check your lease agreement for the specific notice period. You can submit your notice via the tenant portal or by contacting our office directly.
Be sure to include:
- Your full name and property address
- Your planned move-out date
- A forwarding address for mail and the return of your security deposit
Step 2 – Schedule Your Move-Out Inspection
We may schedule a move-out walkthrough inspection after you vacate the unit. You do not need to be present, but if you’d like to attend, let us know when submitting your notice. The inspection helps us document the property’s condition and compare it to the move-in condition report on file.
During this inspection, we’ll check for:
- Cleanliness
- Damage beyond normal wear and tear
- Missing fixtures or keys
- Compliance with your lease terms
Step 3 – Clean Thoroughly
One of the most important steps to ensure a full return of your security deposit is to deep clean the property. Even if you hired cleaners during your tenancy, the home should be left in broom-clean, move-in ready condition.
General cleaning checklist:
- Sweep, vacuum, and mop all floors
- Wipe down baseboards, walls, and doors
- Clean windows, blinds, and light fixtures
- Remove all nails, hooks, and adhesive from walls and repair small holes
- Dust ceiling fans and vents
- Empty and clean all closets and cabinets
Kitchen:
- Clean oven, stovetop, and range hood
- Empty and wipe down refrigerator and freezer (leave plugged in)
- Clean inside and outside of microwave, dishwasher, and sink
- Remove all trash and food from cabinets
Bathrooms:
- Scrub toilets, showers, tubs, sinks, and faucets
- Wipe down mirrors and counters
- Clean grout and remove soap scum and mildew
Outdoor areas (if applicable):
- Mow lawn and remove any trash or debris
- Clean patios, balconies, and porches
- Sweep garage or storage areas
Step 4 – Complete Repairs (If Needed)
If you caused any damage beyond normal wear and tear, such as broken blinds, torn screens, large wall holes, or stained carpet, please repair it prior to move-out. This is your chance to avoid potential deductions from your deposit.
Some small tasks to consider:
- Replace any burned-out light bulbs
- Patch and paint small nail holes
- Replace damaged or missing outlet covers
- Tighten loose handles or knobs

Step 5 – Remove Personal Items
Before handing in your keys, make sure the home is completely empty of all personal belongings. Anything left behind may be considered abandoned and discarded. Don’t forget:
- All rooms, closets, and cabinets
- Garage, attic, and outdoor storage
- Kitchen drawers and shelves
- Inside appliances like the oven or fridge
You are also responsible for removing trash from the property before move-out. Disposal fees may apply for any large items left behind.
Step 6 – Return All Keys and Remotes
On or before your move-out date, return all:
- Entry keys
- Mailbox keys
- Garage openers
- Gate or amenity fobs
- Alarm system remotes
All items should be clearly labeled and placed in an envelope with your name and property address. Drop them off at our office or as directed in your move-out instructions. Keys not returned may result in lock replacement charges.
Step 7 – Cancel Utilities and Forward Mail
You are responsible for maintaining utilities through your lease end date. After you vacate, contact your providers to close or transfer accounts.
Be sure to:
- Submit a mail forwarding request through USPS at www.usps.com
- Update your address with your bank, employer, subscriptions, and others
- Cancel or transfer services like internet and trash pickup
Leaving accounts active until your lease officially ends ensures final readings are accurate and billing issues are avoided.
Step 8 – Security Deposit Return
Your security deposit will be returned to the forwarding address you provide, minus any lawful deductions for cleaning, damages, or unpaid charges. You will receive:
- An itemized list of any deductions
- A refund check (if applicable), typically within 30 days of your move-out date, as required by Texas law
To ensure a faster refund:
- Leave the home clean and undamaged
- Return all keys and access devices
- Pay any outstanding rent or fees
