Step 1 – Find a Property You Love

Things to consider before applying:
- Is the property in your desired location?
- Does it meet your space and budget needs?
- Are pets allowed, if applicable to you?
- What is the move-in date and lease term?
Once you find a property you’re interested in, you can either schedule a showing or go straight to the application.
Step 2 – Schedule a Showing (Optional)
While it’s not required to tour a property before applying, we recommend seeing it in person when possible. To schedule a showing, simply follow the instructions in the listing or contact our team directly.
We offer flexible showing options, including:
- In-person showings
- Self-guided tours (for select properties)
- Virtual walk-throughs upon request
If the home looks like a good fit, it’s time to start your application.
H2: Step 3 – Submit Your Online Application
All applications are submitted online through our secure system. You’ll find the Apply Now button directly on the property listing page.
Each adult (18 or older) who will be living in the home must submit a separate application. The application fee is non-refundable and covers background screening and processing costs.

- Full legal name, contact info, and ID
- Proof of income (recent pay stubs, bank statements, or job offer letter)
- Rental history and contact info for previous landlords
- Social Security number for screening
- Emergency contact information

Step 4 – Background and Credit Screening
Once your application is submitted, we perform a comprehensive screening to ensure each applicant meets our rental criteria. This includes:
- Credit check
- Criminal background check
- Eviction history search
- Income verification (we typically require 2.5x–3x the rent in monthly income)
- Rental history verification
We evaluate each application based on a combination of factors—not just a credit score alone. If something on your record might raise questions, feel free to include a note of explanation or supporting documentation.

Step 5 – Application Review and Approval
Our team works quickly to process applications—typically within 1–3 business days. If multiple applicants apply for the same home, we will process completed applications in the order received.
If your application is approved, we’ll contact you to confirm:
- Move-in date
- Lease terms
- Security deposit amount
- Any additional documentation needed
You’ll then receive your lease agreement electronically for review and signature.
Step 6 – Pay Your Deposit and Secure the Home
To officially take the property off the market, we’ll require your security deposit and any applicable fees to be paid within the time frame outlined in your approval.
Once your lease is signed and funds are received, the property is yours—and we’ll coordinate move-in logistics and provide access instructions.
If for some reason you don’t move forward, we’ll notify the next qualified applicant in line.

Before your move-in date, we’ll schedule a move-in inspection and provide you with:
- Keys or entry instructions
- Utility setup information
- Portal access for rent payments and maintenance requests
